Have you and your family recently decided that its time to put your home up for sale? When this happens, there are many factors you need to consider and lots of things you may need to prepare. What does that mean for your roof? Does this mean you need to repair or replace it? Here at TruGrit Roofing, our team of professionals is here to make sure you know what to do.

What Should I Do?

Have you inspected the house for damages that may need attention? Have you checked the condition of your roof? Does it have cracked caulks or flashing rust spots? Do you see shingles that are blistering, buckling or curling? Or are maybe even missing or broken? And how about the vent pipes, do you see cracked and worn out rubber boots around it? You may also look inside the house for signs of roof leakage.

If you see dark areas on the ceiling, peeling paint on the underside of roof overhangs and damp spots on the side of the fireplace, that could be a sign that you need to repair your roof before selling the house.

If you do not have the luxury of time to climb up on the roof to inspect it, you can hire a roofing inspector instead and get a good certification of the remaining years of life your roof has. Usually, certifications are for 2 to 5 years. And if your roof needs repair, you would know the estimated cost.

The roof is usually one of the main concerns that a buyer has, and if the buyer asks for an inspection of the roof in the negotiation process and finds that it needs to be replaced, it could lead to lower offers and more frustration and possibly even a lost buyer.
